The Remodeling Process: Refining Existing Structures

The process for remodeling an existing structure is much the same as described above.  The obvious difference is that the first step includes an on-site visit to the actual residence to assess the client’s goals for the remodeled or renovated space.  Our services at this point can simply include remodeled or renovated space.  Our services at his point can simply include a per hour charge to generate ideas (‘ideating’) for another contractor to implement, or can encompass more detailed construction plans as needed.

Our first meeting is generally an on-site, working consultation.  In this scenario, we tour your site and discuss your ideas.  Then we take a camera, tape measure, and drawing materials to begin the productive generation of ideas.  Essentially, we develop the concept and may even apply some budget figures to the project.  There is a nominal charge for this process, based on an hourly rate.

After this starting concept is developed, we present you with a written proposal to completely design the project.  Upon approval of this proposal, we begin the design work, according to schedule.  We can bring extraordinary vision and imagination to the even the most ordinary remodeling project.

Refining Your Existing Floor Plans
Many clients come to us with floor plans they have drawn themselves, or have obtained from a variety of available stock resources.  We can take these existing plans and personalize them to reflect any new changes they wish to make.  Our charges and services are approved in advance and are based on the needs of the individual project.  We can create a full set of new plans tailored to personality, preferences, ideas and lifestyle.

Our Simple Three Step Process To Designing Your Project

There is no mystery in the process of creating your custom home.  It is the process of developing a solid working relationship, founded on excellent communication and mutual trust.  It is this relationship that will result in a custom home that exceeds your expectations.

Step One: Initial Meeting and Needs Inventory

The first step in the design process is becoming acquainted.  Generally, this first meeting is held in our corporate office, where a prospective client has the opportunity to meet with us, review examples of homes we have designed, and to test our mutual compatibility.  There is no charge for this initial one hour meeting.

Our part of this first step is to answer the question: “Where is this client in the design process?”   Professionals at HELMAN SECHRIST Architecture are here to listen and understand what the client’s vision and expectations are for the new residence, and to inventory the possible needs that our firm can best serve.  Depending on the complexity of the project and where the prospective client may be, this step can take several sessions to complete.  We pledge to listen and ask suitable questions until we understand what your dreams are for your custom residence.

Step Two: Project Assessment and Proposal

The second step is our analysis of what we have learned from the first step.  Our professionals will carefully consider what your project’s needs are, and which of our services are most appropriate for accomplishing your objective.  From this analysis, we will draft and present a proposal to you outlining our understanding of the project’s scope, parameters, and requirements, as well as our professional services and fees.  This proposal is written in non-technical language for complete understanding of how we will work together.  Once we have presented this proposal to you, we will thoroughly address any questions or concerns which may arise.

Step Three: The Project Begins

The final step is the work itself.  While each project is different, the process of designing within the context of a solid working relationship remains the same. We will walk with you through each stage of the project, making appropriate changes and progress, as you approve each step.

We pledge to give you no surprises.  This means that you will be informed, in advance, of any challenges we are encountering, or any additional charges that may be needed to complete the project.  We will give you options and recommendations to consider.  In turn, we expect that you will provide us with clear communication on your expectations and preferences, and will make solid, thoughtful decisions.
