The Basic Package:
Resulting in Complete Documentation to Make Your Project a Success

This package of services meets the design needs of the vast majority of our clients. These services include all the basic requirements to take you from concept to reality while providing a quality builder with the necessary information to build your custom home. These design services and construction documents include: Programming, if required, to assist you with defining the correct mix of the types of space you desire and their relative sizes. An on-site visit will also help to correctly define proper orientation of the home to maximize views and natural light, as well as to identify site assets and challenges. Custom Schematic Design from your basic program or diagram. (1/8th inch conceptual plans). This provides an overall conceptual framework for the final project, and includes preliminary plan and elevations studies. Design Development refines and revises the plan to your needs and wishes, and begins the process of utilizing the CAD (computer aided design) system to further visualize the project. This phase concludes with your written approval of the design concept. Final Construction Documents containing the basics for bidding and construction. These elements are provided in CAD format.

 

Ancillary Services:
Enhancing the Basic Package to Meet All Your Needs

Depending on the complexity and design requirements of your project, we have many additional services designed to provide the supplementary drawings you may require:

• Electrical Design - power, switching and lighting layout of all floors.
• Additional building details - building and wall sections.
• CAD Generated Interior Perspective Views - also available are animated visualizations of the interior or exterior views of your home.
• Color Renderings and animations.
• Technical Specifications Manual -describing materials and systems requirements, tailored to your project.

Additional Hourly Services

We provide the following services on an hourly or expense basis according to special needs:

• Bidding and negotiation assistance with contractors.
• Site design (pools, tennis courts, landscape, etc.)
• Interior casework/built-ins design and detailing (entertainment units, offices, bars, and fireplaces).
• On-site construction administration/supervision/inspection.
